Neighbor to Neighbor offers 126 apartments for moderate to low income renters in 10 communities located in Fort Collins and Loveland.
- Section 8 Apartments: Neighbor to Neighbor has 2 project-based Section 8 programs. This means that qualifying low-income families pay no more than 30% of adjusted monthly income toward rent and the difference is subsidized by HUD. Utilites (electric and gas) are paid by the resident.
- Affordable Apartments: Neighbor to Neighbor's affordable housing program is based on Federal HUD guidelines. With Affordable Apartments, tenants must earn at least 2 1/2 times the montly rent, which is below market-rate, yet not to exceed the maximum yearly income guidelines. Neighbor to Neighbor's Affordable housing program is designed for individuals and families who earn between 30%-60% Area Median Income (AMI): between $15,950 and $52,800 a year.
- What is Area Median Income or AMI for short?
Each year, the federal government calculates the median income for communities across the country. Area median incomes are adjusted for family size. The US Department of Housing & Urban Development (HUD) uses the median income for families to calculate income limits for eligibility in a variety of housing programs. HUD estimates the median family income for an area in the current year and adjusts that amount for different family sizes so that family incomes may be expressed as a percentage of the area median income. For example, a family's income may equal 80 percent of the area median income, a common maximum income level for HUD programs. In Fort Collins & Loveland, the median family income is $75,800/year in 2013.
